We are the only Lake Sunapee lodging with views of Lake Sunapee from every room. Family owned and operated; our goal is to provide clean, comfortable rooms at one of the lowest rates in the area. Our priority is guest comfort and satisfaction.
Located in the heart of the Lake Sunapee Region, we are perfectly situated for year-round fun ~ one half mile from the entrance to Mount Sunapee or the State Beach, a public boat launch, and the children’s playground.
We are a short drive to Pat’s Peak for tubing or night skiing. We are a great choice if you are attending an event at Colby Sawyer College, New England College, or Proctor Academy.
During warm months, a stone patio, deck, grills, picnic tables, hammock and fire pit are available for guests to enjoy along with discounts on the John Hay Estate at The Fells.

All 12 rooms have a picture window overlooking Lake Sunapee with heat, seasonal a/c, private bath, hair dryer, alarm clock, free Wi-Fi, refrigerator, microwave, single serve coffee maker, and a flat screen TV.
Some units have private screened porches; others have outdoor patio sitting areas. All rooms and porches are non-smoking.
Limited pet friendly rooms available.
Parking limited to one car per unit.
Parking areas on both levels make rooms easily accessible.
Please note that there are 1 to 3 steps into each room.
Summer activities include a cruise aboard the MV Mt. Sunapee II at 2:00 daily or the Sunapee Lake Queen dinner cruise at 6:30 daily, after Labor Day, cruises run weekends only.
Take in a show at the New London Barn Playhouse which is one of the oldest, continuously operating summer theaters in the country.
Winter brings alpine skiing and riding, cross country skiing, ice boating and fishing, skating, snowmobiling and tubing.
We are 1/2 mile from Mount Sunapee Resort or 20 minutes to Pat’s Peak for tubing or night skiing.
